What We Will Not Do

 

1. We Will Not Lie - We are brutally honest 

2. We Won't Buy The Listing - Meaning we won't lie to you on value, You will have all the past sales information to price the home to sell.

3. Free Advertising - This goes with #2. We don't want to use our front yard sign like our own personal billboard, for us to collect leads and not sell your home.

4. Communication - You will get a weekly update & phone call. This will include how many times viewed, interest, feedback, interest & possible offers.

5. Confuse You - When we meet, we won't bring a large stack of paperwork, We will do everything live & in Real-Time, pulling all sales in front of you. 

6. Contract - We won't lock you into a contract. If you are unhappy with us FIRE US. 1 Day Listing Contract.

Your Agent is Sitting with you, You Have an Appointment, and you will have an agent sitting next to you soon, or you are inquiring and we will meet soon.

 

1. We Are Going To Walk The Home

(ALL BY OURSELVES)

ALL BY OURSELVES - We want to get the perspective of the home as a Potential Buyer, Inspector or Appraiser.

We are going to walk the outside of your property, view the roof, foundation, landscaping ect. Keeping mind of anything that will add or decrease value.

We will go thru the complete inside of the home. Making notes of upgrades, items in need of repairs, & any questions we may have.

Once your agent is done, You may join them to show them anything that is of value.

 

 

2. We Are Going To Go Over Comparables

Info On How An Appraiser values homes.

An Appraiser is going to need 3 comparable properties to value your home.

An Appraiser is going to use the last sales for 120 Days, alike architect (ranches to ranches, colonials to colonials, ect)

An appraiser is going to get as many comps in your direct neighborhood to come up with 3 comps.

If an appraiser can't find 3 comps in your neighborhood, or you have a specialty situation they will go out to .5 mile radius. Staying in the same city first then attempting to stay in the same school district.

Take into consideration for value new upgrades, updates, additions, roof, finished basement, additional land, ect. 

What We Do

We are going to pull all this up live and in front of you. This will be pulled from public record & Multi Listing Service. Including For Sale By Owner Sales.

Please ask your agent about any properties you believe sold recently or have questions about that may add value to your property.

The agent will go over all the pictures, details & important information of all comparables to value your home.

Please ask all the questions you have.

 

3. Price Your Home To Sell

The Average Time on the Market is 30-45 Days Currently.

You and your agent are going to price your home to sell, based on the comparables, upgrades & an acceptable price for both you & the listing agent.

Please keep in mind, Some specialty homes may take longer to sell. i.e. Lake Homes, Homes over 500k, Custom Built Homes.

Please keep in mind overpricing your home can cause a loss of 10-20% in profit. It is important to price your home for maximum profitability.

The most important thing is to create buzz, hype & interest in your home before it hits the market. Wouldn't You AGREE?

We are going to take 1-3 Images of your home today, The front of the home & anything additional that would catch a buyers eye & make then say wow. How Does that sound?

We are going to run a PAID advertising campaign during the "Coming Soon" period. This will include Zillow, Social Media, Facebook, Instagram, LinkedIn, Twitter, Google Pay Per Click. With a monthly spend of $50k spent on advertising our client's homes. Not Billboards, Radio, Tv Talking about how great we are, selfies of ourselves, or commercial with our employees or kids. WE SPEND OUR MONEY ON ADVERTISING YOUR SPECIFIC HOME!!!  

The Coming Soon Pictures & Description will be viewed by approx 100,000 people over this time.  We track the traffic, for unique clients who keep returning and clients who are saving your property they are interested in. In addition, we can tell how long they stay viewing your property.

During this time, Agents & Potential Buyers will contact Elegant Homes Realty for more information including when the home will be on the market for viewing.

If potential buyers do not have an agent, We will pre-qualify them to make sure they are pre-approved and your home fits their needs & they qualify to purchase it.

Prospecting For A Buyer

The Agents & Marketing Department @ Elegant Homes Realty is going to call, email, text & video message our database of 20,000 plus clients, current leads, past leads, past sales. This will happen during the "Coming Soon" Period & till the home is SOLD.

All Leads, & Potential buyers will be followed up with for interest and any feedback they may have.

 

 

Professional Video, Photographs, Virtual Tour & Drone 

These items will be completed during the "Coming Soon" period.

Would agree that the best looking pictures & Videos would cause a home to sell quickly for maximum profit?

All our homes regardless of price, location, type of home, ect get the Elegant Full-Service Touch.

This will require 30 min - 3 Hours Depending on size on home.

The agent will provide a checklist of items that should be completed prior to photographer arrival. These are vital requirements for best quality & time of the shoot.

2. Drone

Drone footage will be filmed in accordance with city laws, & federal laws. Some areas are off-limits for the flight of a drone.

3. Virtual Tour

We use a sophisticated 3-D Virtual Camera. This allows potential buyers to walk the inside along with the outside of your home.

 

 

Yard Sign or Window Sign (Condos Only)

A yard sign with an extension # will be installed in your front yard. This extension # will have all the information about your home.  This will also automatically connect prospective buyers directly to an agent @ Elegant Homes Realty. No call gone unanswered. 

 

 

 

 

Almost There!!! The Day Before We Goes LIVE!!!

We are going to do the following:

1. Go over the statistics of how many times your home has been viewed, saved, interested agents & interested buyers we have spoken with.

2. We are going to go over the marketing description of your home with you. Make any necessary changes.

3. Go over with you the process of approving showings, & blocking any days that you aren't available to let the property be seen.

4. You will receive a mobile app text to you to confirm showings, deny or reschedule showings.

 

TIME TO GO LIVE!!! 

Today is Friday @ 3 pm your listing is going to go Live on the Multi Listing Service (MLS) Zillow, Realtor, Trulia & over 900 different Sites.

It is imperative that you approve all showings the first weekend your home is on the market. This is the hottest time for a listing. 

On Monday, Your agent will follow up with all agents that showed or viewed your property. To collect feedback, in addition, to explore if it matched their buyer's needs, should we expect a second offer. In addition to setting up any additional showings.

 

Follow Up

Your agent will follow up with you every TUESDAY, in regards to the prior week of showings, market statistics, New Properties  On Market, Pending Properties On Market & Sold Properties On Market. 

Anything that will impact the sale of your home, will be discussed.

 

Scheduling The Photographer

Now all that is left is to schedule the photographer & get the Coming Soon STARTED!!!
